On the other side (and more probable), you may realize upon arrival that the host took some liberties when describing the property in the listing.
While reading reviews can be beneficial, take in mind that one person's rustic dream house may be another person's antiquated vacation nightmare.
To assist avoid situations like this, search for certain words in postings that could be red flags or tell you more about whether a property is a suitable fit for you. Here's what you need to know.
Words to avoid in vacation rental listings
Certain terms used in Airbnb and VRBO descriptions, like traditional real estate listings, can say a lot about the home without actually spelling it out. These include words like "cozy," which is used to denote smaller-than-average spaces in addition to its literal connotation.
Here are a few more examples—and what they might actually mean—from an Elliot Advocacy report:
Eclectic
Perhaps it refers to decor that incorporates various different design styles. Perhaps it means you can only enter one bedroom by climbing through a window, or that the lone sink is over the toilet.
If you still have questions about the eclectic property after looking at the images and reading the reviews, you should contact the host to check that it will match your needs.
Secluded
This, like "private," most likely indicates that the property is far enough away from other people that you can crank up the audio without disturbing anyone. But how far away is that?
More crucially, it could indicate that the house is located a long distance from the next petrol station, food shop, or hospital. As a result, before making a reservation, always check the estimated distance from the house to civilisation. Prior to making a reservation, the listing may not provide the exact address, but it will give you an idea of where it is on a map.
Secure
Of course, you want your vacation rental to be secure, but what motivated the host to add that in the description? While this could indicate that they recently installed a video doorbell (which is a separate concern), it could also indicate that the house is not in the safest neighborhood.
If everything else about the property appeals to you, you might want to do some research on the location, including viewing the house on Google Street View (which is a good idea prior to making any rental booking).
In fact, anything other than luxury accommodations may appear rustic to certain individuals. In other cases, "rustic" could indicate that the rental lacks air conditioning, has a restricted supply of hot water, has a composting toilet, or has a bad wifi signal—all of which are totally fine to some but dealbreakers for others.
The trick is to take the time to research what the phrase means at that specific resort before booking.
These are hints, not rules.
Of course, just because these terms appear in a listing does not imply that the owner is attempting to conceal something or that the property is in poor condition. Instead, consider using one of these additional screening strategies before booking a holiday rental.
